James Walsh founded Legacy Realty Group to help others invest and enjoy the enormous benefits of multi-family investing. James began investing in multi-family assets after the 2008 financial crisis. A 20 year career as an options market maker at the Chicago Board Options Exchange helped James hone his knowledge of investments. James identifies mis-priced assets, co-invests in, and manages assets for his investors. James' management philosophy can be distilled to the following tenants:
1. Treat tenants like the important customers they are. A good rental is a service. Tenants who are treated well rent for longer periods, reducing turnover expenses. Respond quickly and politely. Do what you say you will do. Tenants are people. Treat them well.
2. If you have a good product, happy customers will accept higher rents. This will drive the assets value.
3. Analyze income and expenses constantly. Are you under rented. Are there expenses that are out of line. Net operating income is what drives an assets value.
4. Screen new tenants intensely. Don't allow somebody else's problem to become your problem.
